In this instance of the submitted Application and Planting Schedule and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 1 of application 20/01435/B with the understanding that the proposed planting shall take place in accordance with the approved details and any trees / bushes which, within a period of 5 years from their first planting, are removed, or, in the opinion of the Department, become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species, unless the Department gives written consent to any variation.

1.0 Description
1.1 The proposed application 20/01435/B for the construction of a horse manege (retrospective) was approved on 14/07/2021 subject to 4 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 1 which the applicants are seeking to satisfy.

23/10120/AIR 1.3 Specific wording of the condition as follows:
"C1. Within 3 months of the date of this approval, a landscaping scheme shall be submitted to the Department for written approval showing details and timing of planting to the perimeter of the manège and boundary hedging to the west. The proposed planting shall take place in accordance with the approved details and any trees / bushes which, within a period of 5 years from their first planting, are removed, or, in the opinion of the Department, become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species, unless the Department gives written consent to any variation.
Reason: In the interest of visual amenity."
2.0 Proposal
2.1 The applicant's agent have now submitted an application for the discharge of conditions and a planting scheme for the satisfaction of condition 1 which covers proposed planting (native Manx hedge mixture), the care schedule for the proposed planting over a period of 5 years and confirmation that the planting had already begun at the beginning of 2023.
3.0 Recommendation
3.1 In this instance of the submitted Application and Planting Schedule and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 1 of application 20/01435/B with the understanding that the proposed planting shall take place in accordance with the approved details and any trees / bushes which, within a period of 5 years from their first planting, are removed, or, in the opinion of the Department, become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species, unless the Department gives written consent to any variation.
