Officer’s Report
1.0 Description
1.1 The proposed application 21/00085/GB for the demolition of registered building and substation and construction of building to provide 23 apartments and cafe/spa/wellness/gym with associated car parking, landscaping and substation (amendments to previously approved PA18/00637/GB and in association with approved 18/00638/CON) and additional use of ground floor apartments as tourist accommodation was approved on 22/04/2021 subject to 8

conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 4 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
"C4. Prior to the installation of any windows in the southern section of the building, which is designed to emulate the existing building on site, details of all windows, their frame material and section as well as the opening style, must be approved by the Department and the development must be implemented in accordance with these details and the windows so retained thereafter.
Reason: To ensure the redevelopment of the Registered Building is of an appropriate quality."
2.0 Proposal
2.1 The applicant has now submitted an Application for the Discharge of Conditions as well as Hart 18 - 13A - Window Details-04 (updated version of Hart 18 - 13 - Window Details-04) and cover email which shows the proposed windows for the southern section of the development.
3.0 Consultation
3.1 The Registered Building Officer was consulted for advice on the satisfaction of condition. The advice received on 02/11/2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation
4.1 In this instance of the submitted Application for the Discharge of Conditions and Hart 18 - 13A - Window Details-04 and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 4 of application 21/00085/GB.
