Officer’s Report
1.0 Description
1.1 The proposed application 23/00083/B for the alterations including removal of rear extension; new rear extension; replacement windows, roof finish including solar slates and rainwater goods; new roof lights and entrance frontage and change of use from office to residential was approved on 07/08/2023 subject to 3 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 3 which the applicants are seeking to satisfy.

23/10109/AIR 1.3 Specific wording of the condition as follows:
"C3. No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area."
2.0 Proposal
2.1 The applicant's agent have now submitted an application, supported by 295_230926_Scotland House Planning Conditions rev, which shows the elevations of the proposal with external materials explained including brands of materials, colour, finishes and openings. Also included are photos of the slate samples to be used as well as photos and technical information and pictures regarding Velux Integrated Triple windows.
3.0 Recommendation
3.1 In this instance of the submitted application, 295_230926_Scotland House Planning Conditions revA, slate samples for Scotland House as well as Velux integrated triple and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 3 of application 23/00083/B with the understanding that the development shall not be carried out unless in accordance with the approved details.
