In this instance of the submitted application for the discharge of conditions, a cover email advising the types of materials, samples of the driveway materials and a site plan and after consultation with the principal planner and registered buildings officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 22/00323/B with the understanding the hard landscaping scheme shall be completed in full accordance with the approved details prior to the use of the parking area and retained thereafter.

Officer’s Report
1.0 Description
1.1 The proposed application 22/00323/B for the Demolition of wall between access lane, reposition front gate posts and formation of electronic charging car parking bay in the front garden was approved on 06/04/2023 subject to 3 conditions one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

No development shall take place until full details of hard landscaping works have been submitted to and approved in writing by the Department and these works shall be carried out as approved. Details of the hard landscaping works to include how the new eastern boundary will show a clear demarcation between the new hardstanding and the shared access lane. The hard landscaping scheme shall be completed in full accordance with the approved details prior to the use of the parking area and retained thereafter.
Reason: To ensure the provision of an appropriate landscape setting of the site and show a clear demarcation between the new hardstanding and the shared access lane."
2.0 Proposal
2.1 The applicant has now submitted an application for the discharge of conditions, a cover email advising the types of materials, samples of the driveway materials and a site plan highlighting what finish is going where. The proposed material for the pathway and driveway is a green granite resin stone blend with a silver grey granite cobble to demark the boundary line of the shared lane which will have limited visibility to the public eye due to the retained gates and hedges.
3.0 Recommendation
3.1 In this instance of the submitted application for the discharge of conditions, a cover email advising the types of materials, samples of the driveway materials and a site plan and after consultation with the principal planner and registered buildings officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 22/00323/B with the understanding the hard landscaping scheme shall be completed in full accordance with the approved details prior to the use of the parking area and retained thereafter.
