Officer’s Report
1.0 Description 1.1 The proposed application 22/01296/GB for the alterations and renovation works to property including the erection of a replacement single storey extension, alterations to site access, and erection of a detached garage with ancillary living accommodation above (in association with RB application 22/01311/CON) was approved on 15/06/2023 subject to 4 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 2 which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:

23/10090/AIR "C2. Prior to the commencement of any works in relation to the new driveway and garage hereby approved, an Arboricultural Method Statement (AMS), adhering to the recommendations of BS5837:2012 (Trees in relation to design, demolition and construction
The agreed protection measures and construction methods shall adhered to in full.
Reason: to provide a level of technical detail sufficient to provide a high level of confidence in the outcome for retained trees on the site."
2.0 Proposal 2.1 The applicant's agent have now submitted an application and Arboricultural Method Statement which covers the tree protection measures and site monitoring as well as TP- 100723, TP-100723-DN and TP-100723-DS which are plans of the site showing where and what the various tree protection measures will be placed.
3.0 Consultation 3.1 The Forestry team in DEFA were consulted for advice on the satisfaction of condition. The advice received on 18/08/2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted application, Arboricultural Method as well as TP- 100723, TP-100723-DN and TP-100723-DS and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application PA 22/01296/GB & 22/01311/CON with the understanding that the agreed protection measures and construction methods shall adhered to in full.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
