PA 23/10088/AIR - Information in relation to Condition 3 for PA 21/01567/B
The Ecosystem Policy Team can confirm that the Manx Wildlife Trust’s Bat Survey Report for Netherby dated August 2023 is all in order and that a suitable level of assessment has been undertaken.
No evidence of bat emergence from the Netherby building or from Tree 4618, was found. However, the surveys did show that the land is being used by foraging and commuting bats and therefore avoidance and mitigation measures were required in the form of retention of onsite trees and vegetation or suitable replacement, soft felling of Tree 4618, low level lighting and artificial roost provision.
In line with Condition 3 of PA 21/01567/B, felling of tree 4618 must therefore be undertaken in line with the methodology contained in section 5.1 of the MWTs Bat report.
In regards to the other avoidance and mitigation measures, conditions were secured on PA 21/01567/B for a soft landscaping strategy (C7), tree protection (C15), replacement tree planting (C15), bat and bird boxes in the new properties (C12), and a low level lighting plan (C14) and therefore we believe that suitable mitigation for bats is already to be incorporated on site, with the submission of information in relation to these conditions.
