In this instance of the submitted application form, condition 7 & 11 submission note as well as the tree removal document and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 7 of application 22/00549/B with the understanding that these measures shall stay in place properly maintained during construction works.

Officer’s Report

1.0 Description

1.1 The proposed application 22/00549/B for the creation of a parkland campus facility comprising of a head-quarters office building with restaurant, café, collaborative working areas and 66 associated staff accommodation units with associated landscaping was approved on 22/08/2023 subject to 18 conditions some of which required submission of additional information prior to the commencement of works.

1.2 This report is specific to Condition 7 which the applicants are seeking to satisfy.

1.3 Specific wording of the condition as follows:

"C7 Prior to the commencement of the development hereby approved full details of the tree removal proposed within the groups, G1, G2, G3, G5 and G6 marked on the tree impact plans (TRN-240322 & TRS-24322) must be submitted to and agreed in writing with the Planning Authority. These details shall include proposed tree protection measures which once agreed must be undertaken prior to any works commencing or in accordance with a

23/10085/AIR timetable to be agreed with the Planning Authority. These measures shall stay in place properly maintained during construction works.

Reason: To provide clarity on exactly which trees are being removed within affected tree groups, ensuring tree loss on the site is minimised and that the legislation providing protection to retained trees is enforceable."

2.0 Proposal

2.1 The applicant's agent have now submitted an Application Form, Condition 7 and 11 Submission Note and Tree Removal Document which provides more details on trees to be removed within the tree impact plans (TRN-240322 & TRS-24322). The applicant has also advised that the tree protection plan remains unchanged from the original application.

3.0 Consultation

3.1 The DEFA Forestry Team was consulted for advice on the satisfaction of condition. The advice received on 06/09/2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.

4.0 Recommendation

4.1 In this instance of the submitted application form, condition 7 & 11 submission note as well as the tree removal document and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 7 of application 22/00549/B with the understanding that these measures shall stay in place properly maintained during construction works. __
