Officer’s Report
1.0 Description 1.1 The proposed application 22/00399/B for the proposed demolition of existing farmhouse and outbuildings and redevelopment to provide replacement dwelling was approved on 16/01/2023 subject to 19 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 15 which the applicants are seeking to discharge.
1.3 Specific wording of the condition as follows:

23/10054/AIR "C15. No development shall take place before sample panels of all proposed materials demonstrating the colour, texture, bond and pointing of any stonework and render have been provided. The Department shall approve in writing the colour, texture, bond and pointing of the materials prior to development commencing and the development shall be carried out in accordance with the approved details.
The sample panel shall be retained on site until development is completed or removal is approved in writing by the Department.
Reason: To ensure that the development is carried out to the highest standards of materials, in the interests of the appearance of the development and the visual amenities of the area."
2.0 Proposal
2.1 The applicant's agent have now submitted the following: o 218-P4100_Stone Coursing showing various external wall finishes and stone coursing to be used on the development including type of pointing to be used (if any). o Longridge Datasheet showing the finish of the proposed sandstone intended for the development. o Manx Stone - Image showing the desired finish in Manx Stone o Roof Welsh Slate Brochure and Roofing Slate showing examples as well as technical information for the proposed roofing slate of Bangor Blue Slates.
3.0 Recommendation
3.1 In this instance of the submitted documents which show materials of high standards are intended for this development which are in keeping with their rural setting and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be satisfactory to discharge the planning condition 15 of application 22/00399/B.
