Re: Ballacroak Farm, Mullinaragher Rd, St Marks
In relation to the above property, we have been instructed by White Rose Developments (WRD) to carry
out a survey of the buildings and site to assess for the presence of roosting bats and nesting / roosting
birds.
Prior to attending the site WRD provided the following reports:
- Preliminary Ecological Appraisal, December 2019, Manx Wildlife Trust
- Ornithological Inspection Report, August 2020, Manx Birdlife
- Bat Survey, September 2020, Manx Bat Group
These reports have previously been submitted with the planning application.
I attended the site on 9 March 2023and again on 12 March 2023 during daylight hours.
Re Birds
The presence of birds was very limited with only single figures of feral pigeons (2) crows (5) and blackbird
(1) seen.
2 old swallows nests were found in a derelict stone milking shed but no evidence of current nesting was
found, nor evidence of owls. This lack of nests is to be expected at this time of year. Likely roosting/nesting
places for sparrows were not found.
Re Bats
Evidence of bats, e.g. droppings, smear marks etc. was not discovered. Also the very open exposed nature
of the site is not likely to encourage bats. Similarly I found no evidence of nests.
In order to avoid the nesting season expedious action is important.
In addition I reinforce the previous recommendation for alternative roosting and nesting sites to be
provided.
