The Ecosystem Policy Team can confirm that we are content with the site assessment for roosting bats and nesting birds in relation to condition 11. of the approval notice for PA 22/00399/B. We also agree that the demolition of the property should take place as soon as possible to avoid the swallow breeding season, as evidence of their previous breeding attempts has been found, and they may attempt to breed again in late April. If demolition is not possible in the next month, then through checks for nesting birds and roosting bats must take place and then any entrances into the buildings must be blocked, so that swallows cannot gain entry and attempt to breed again this year.
We look forward to receiving the detailed plans for the integrated house sparrow/starling boxes (condition 10), the semi-natural habitat features (condition 6), a CEMP (condition 9), and a landscape strategy (condition 14.), but are content for these details to be provided after demolition, because it is important that demolition takes place as soon as possible to avoid impacts on breeding birds. We would however request that condition 7 is enacted at this stage - fencing for the protection of the boundary hedges and sod banks - as these features could be detrimentally impacted by demolition should protective measures not be put in place.

This follows the phone calls between Sophie Costain and Chris Ward. As detailed within the Report there is no presence of nesting birds/roosting bats.
