Note: In relation to Conditions 3 and 5, the submitted details are considered to be acceptable by way of providing sufficient tree planting to mitigate the loss of existing tree coverage, together with suitable permeable hardsurfacing and details pursuant to surface water drainage.
The approval is given however the conditions will not be fully satisfied until such times as the works indicated on the documents and plans have been carried out in full and retained as such.

SATISFACTION OF CONDITION
Description Erection of a dwelling in Area A and creation of a public open space and microwood in Area B - Information in relation to Conditions 3 and 5 of 22/01191/B - Tree planting and hardsurfacing details
Proposal 2.1 The approved application included the following conditions:
C 3. Prior to the commencement of development, further details of additional tree planting within the site shall be submitted for approval by the Department in line with the

All planting shall be carried out in strict accordance with the approved details, and must be carried out in the first planting season following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
Reason: in order to mitigate the loss of potential tree coverage and in the interests of visual amenity.
C 5. Prior to the commencement of development, full details of all hardsurfacing within the site and surface water drainage shall be submitted to the Department for approval. The development shall be constructed in strict accordance with the approved details and retained as such thereafter in perpetuity.
Reason: to ensure the development incorporates appropriate surface water drainage measures and to prevent surface water run-off onto the highway.
Assessment
3.1 In relation to Conditions 3 and 5, the submitted details are considered to be acceptable by way of providing sufficient tree planting to mitigate the loss of existing tree coverage, together with suitable permeable hardsurfacing and details pursuant to surface water drainage.
