In relation to the requirements Condition 2, the applicants have submitted details of cladding, brick slips, timber window frames and glazing, and natural slate, all of which are considered to be acceptable from a visual impact perspective in the context of the immediate streetscene and wider Conservation Area.
The approval is given however the condition will not be fully satisfied until such time as the approved development is carried out in accordance with the materials specified in this submission, and retained as such thereafter.

Proposal
2.1 The approved application included the following condition:
C 2. No development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, render and timber, have been submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details.
Reason: In the interests of the character and appearance of the site and surrounding area. Assessment
3.1 In relation to the requirements Condition 2, the applicants have submitted details of cladding, brick slips, timber window frames and glazing, and natural slate, all of which are considered to be acceptable from a visual impact perspective in the context of the immediate streetscene and wider Conservation Area.
I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
