Officer’s Report SATISFACTION OF CONDITION 7 DESCRIPTION Proposed Erection of a detached dwelling. PROPOSAL 2.1 This approval was granted on the condition, inter alia, that: C 7: Materials Prior to the installation of external finishes and materials, a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including roofs, shall be submitted to and approved in writing by the Department. The development shall not be carried out unless in accordance with the approved details and retained thereafter.

Reason: In the interests of the character and appearance of the site and surrounding area. 2.2 The condition needs to be undertaken prior to installation of external finishes and materials. The applicant has provided information to satisfy this conditions: notably; a. Details of Marley Eternit dark grey external cladding to be used on external walls, with examples and product reference: REF- 22 1661/MEC; b. Details of Met-Seam standing and seam zinc cladding to be used on building, including examples and product reference: REF- 22 1661/MSC; c. Examples of white rendered walls and traditional stone work with recessed mortar joints to be used on dwelling, as well as product reference: REF- 22 1661/RS; and d. Examples of dark blue/grey natural roof slates and zinc guttering with reference: REF- 221661/SRG. RECOMMENDATION 3.1 During the assessment of the application, Condition 7 was included to ensure that the highest standard of finish was achieved with the development. In this instance, the submitted details and drawings are deemed sufficient to achieve the desired outcome as recommended by the case officer and would be satisfactory to discharge the planning conditions No.7 of this planning application. 3.2 It is, therefore, considered that the Agents Memo (dated 22 December 2022), and plans 22 1661/MEC, 22 1661/RS, 22 1661/SRG, and 22 1661/MSC satisfies conditions 7 of the approval although this condition will not be fully satisfied until such times as the works indicated on the documents and plans have been carried out in full and retained as such. __ I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
