Officer’s Report
1.0 Description 1.1 The proposed application 23/01074/GB for the Erection of rear extensions at ground and first floor levels (in association with RB application 23/01073/CON) was approved on 06.12.2023 subject to 2 conditions, one of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition (2) which the applicants are seeking to satisfy.
1.3 Specific wording of the condition as follows:
Prior to the commencement of works to create an opening between the dining room and kitchen at ground floor level, architectural drawings of the proposed opening from the

24/10049/AIR dining room side is to be submitted to and approved by the Department in writing. The development shall be carried out only in accordance with the approved details and be retained thereafter.
Reason: To ensure that the special interest of this registered building is preserved.
2.0 Proposal 2.1 The applicant's agent has submitted detailed drawings and photographs along with an application form on the 17.05.2024. The archway is proposed to be 2750mm in width and 2350 in height. The radius of the archway is to start 1820mm up. The applicant's agent stated that the existing archway is to be replicated, including the 'Keystone' details. 'Ogee 2' Profiled architrave is to be used. This is 30mm in depth and 80mm in height.
3.0 Consultation 3.1 The Department's Registered Buildings Officer was consulted for advice on the satisfaction of condition. The advice received on 21.05.2024, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.
4.0 Recommendation 4.1 In this instance of the submitted details, drawing and photographs and after consultation with the case officer, who is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning condition 2 of application 23/01074/GB, under the understanding that the development shall not be carried out unless in accordance with the approved details.
