The officer identified the bungalow as a non-traditional 1960s/70s dwelling, triggering Housing Policy 16, which generally restricts extensions that increase public visual impact.
Housing Policy 16
Policy 16 states that the extension of non-traditional dwellings or those of poor or inappropriate form will not generally be permitted where this would increase the impact of the building as viewed by the public. The officer applied this to the modern bungalow, noting the footprint increase but finding the pitched roof replacement of a flat roof extension improves visual appearance from public views, screened by landscaping, thus compliant.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
