Application for a Minor Change to Planning Approval No 21/00295/B: WINDOWS
EXPLANATION OF CHANGES:
• To change two Windows which face Southwards into the courtyard into one larger window
An unstable wall between the two existing window openings (formerly doorways into looseboxes) offers an opportunity to replace it with glazing to form one larger window facing into the courtyard. This change would lead to:
• Increased light levels
• Benefits in potential solar gain (it is Southwards-facing)
• This is an inward-facing elevation, into the Courtyard, and cannot be seen from anywhere outside the property
• Cancel the permitted North-facing Windows and increase rooflights to compensate:
The North facing Windows shown on the plans submitted by Gordon Clarke, GCA Limited are not useful.
• They are overshadowed by the existing Dutch barns and would receive very limited light
• They are North-facing and therefore more exposed to cold and wet
• Additional rooflights in compensation would perform better and involve less modification to the existing building structure.
• Relocate upper level gable end window to ground floor
A gable-end window is shown on the plans submitted to Building Control by Gordon Clarke of GCA Limited. However, we have discovered a complicated chimney structure within the wall, and making an opening through it could compromise the integrity of the wall.
• Relocation from upstairs (bedroom) to the ground flor (kitchen) places the window in a more stable part of the structure
• A South-facing ground floor (kitchen) window allows more light and potential solar gain into the open plan ground floor
Why I Consider These Changes To Be Minor Alterations:

• Building is not yet completed – building is currently in process
• There is no change in the footprint of the buildings (all remain as existing)
• No effect on access
• No change to the “look” of the building from outside the property
• No change in the size or scale of the project, and the changes would make no difference to the nature of the building.
• The changes are not significant. They involve minor alterations to the details for three windows, rooflights, and overall these changes are not significant in nature.
Furthermore...
• Each of the minor alterations described are beneficial changes, involving an improvement in the orientation and potential performance for the glazing described.
