1.0 Description

23/10050/AIR 1.1 The proposed application 22/00808/CON for the external and internal alterations to building including replacement of corridor roof, works to cell roofs, replacement floors and works in connection with a change of use of building to hotel reception and community exhibition space (in association with PA 22/00806/GB) RB Nos. 27 was approved on 02/12/2022 subject to 6 conditions some of which required submission of additional information prior to the commencement of works.
1.2 This report is specific to Condition 3 a, b & c which the applicants are seeking to discharge.
1.3 Specific wording of the condition as follows:
"C 3. Details of Works to Registered Building No works shall take place until details of the following items, to include plans, elevations and sections at a scale of no greater than (1:20) have been submitted to and approved in writing by, the Department:
a) Secondary glazing Windows; b) Glazed roof structure to former yard; c) New stud partitioning to Reception hub including sliding doors
The works shall not be carried out unless in accordance with the approved details. Reason: To ensure the satisfactory preservation of this registered building."

The above documents include plans, elevations and sections at scales no greater than 1:20 covering the requested points in condition 3.
3.0 CONSULTATION
3.1 The registered building officer was consulted for advice on the satisfaction of condition. The advice received on 12/07/2023, after their review of the submitted documents, concludes that they are pleased to confirm that the information satisfies the relevant clauses.

4.1 In this instance of the submitted plans and drawings and after consultation with the case officer, who are happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be satisfactory to discharge the planning condition 3 a, b & c of application 22/00808/CON.
