Planning Statement - 10 Lower Dukes Road, Douglas
27 years ago we replaced the original windows to the front and rear of the property (UPVC casement) with those shown on the submitted photographs. These same windows can also be seen in the Google Street View which was taken in 2010. Please note that we made the changes before the Conservation Area was adopted.
We also re-roofed the original slate roof on a "like for like" basis (i.e. slate for slate). The height of the roof was kept as it was originally and no other changes were made. We are unsure whether approval is now required, as we have been advised (Chris Balmer - Principal Planner) that it could have been considered as a repair.
We hope the above outlines the reasoning's for the works and why at the time we didn't believe we need planning permission. We are potentially considering selling the property in the future and we have been advised to avoid any potential delays during the sale process of the property, we should make a Certificate of Lawful Development application.
