The following application is to be assessed against the criteria set out in Part 3 - Minor Changes Applications of the Town and Country Planning (Development Procedure) Order 2019 specifically Articles 21, 22, 23 and 24.
BASIS OF APPLICATION
- 21(1) This is the only minor changes application that has been made in respect of any particular grant of planning approval.
- PASS - relates to 20/00603/B and no subsequent changes have been made.
- 21(2)(a) The Minor Change Application relates to the grant of planning approval in respect of a building
- - PASS - relates to erection of extensions to a dwelling.
- 21(2)(b) The application specifies what minor changes are being sought
- - PASS - the application form specifies that the application proposes: Amendment to fenestration size and design on Elevation E1. Merging of three separate windows into one on the first floor Merging two windows to create a larger one of the ground floor window with size of fenestration increased
- 21(2)(b) The application specifies why the applicant considers the minor changes to be of a minor nature PASS - the applicant has confirmed by way of e-mail that if they merged the windows on this gable which served the kitchen and family room on the ground floor and master bedroom on the first floor, they would maximise the views from the two main rooms in the extension and has therefore requested that the gable window format be amended to provide that. They have also indicated that all other aspects of the proposal such as the scope, extent, height, mass, orientation, and material used on this elevation would remain the same and that only the number and size of the fenestrations on the affected gable on this elevation would be altered to maximize the views from the rooms.
- 21(2)(c)(i) The Minor Change Application does not increase the number of dwellings or buildings for which planning approval has been granted
