INTRODUCTION
The following application is to be assessed against the criteria set out in Part 3 - Minor Changes Applications of the Town and Country Planning (Development Procedure) Order 2019 specifically Articles 21, 22, 23 and 24.

BASIS OF APPLICATION
PASS - relates to 20/01033/B. Whilst the overall site has been the subject of more than one application, and 20/01033/B was itself a revision of the earlier application, 18/00955/B, these plots have not been the subject of any previous MCH applications.
PASS - relates to erection of dwellings
PASS - kitchen window changed to bifold doors. Plot 7 is handed so the garage is on the right rather than the left as approved
PASS - set out in application form: the applicant explains that the window change would be Permitted Development if the houses were completed and that no changes are to be made to the house type or plot boundaries or parking
21(2)(c)(i) The Minor Change Application does not increase the number of dwellings or buildings for which planning approval has been granted

21(2)(c)(ii)The Minor Change Application does not increase the net external footprint of a building for which planning approval has been granted

removed so the purpose of the condition will not be prejudiced or breached through approval of this application for a minor change.

PASS - does not increase size or scale. The handing of the house on plot 7 makes no difference to the impact of the property as it is the same house but now with more planting in a contiguous area which is more beneficial ecologically and visually.
