In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 28 January 2005, for the reasons set out below.

Reasons For Refusal:
- The proposed access, which is intended to serve land beyond the site boundary for residential purposes, would be sited only 80 metres to the north west of the existing Ballawattleworth estate access road which connects to the A20 Poortown Road. Whilst the proposed density and layout of the potential new housing development beyond the site boundary are unknown, an additional estate access road onto the Poortown Road would be contrary to the interests of highway safety.
Notwithstanding the above, the Planning Committee is not persuaded, that an alternative access point off the existing Ballawattleworth estate road is either impracticable or inhibited by physical constraints. As such, approval for the proposed new access road would be unwarranted and premature.
