The use of Unit D2 and the associated parking as shown on Dwg.01 (date-stamped as having been received 21st March 2017) for the use hereby approved shall permanently cease two years from the date of this decision notice. Reason: The planning history of the site is such that any permanent loss of any of the Eden Park units from either light industrial or research and development uses would be contrary to the exceptional circumstances that resulted in those units' approval for those uses on land not zoned for any particular purpose.

The use of Unit D2 and the associated parking as shown on Dwg.01 (date-stamped as having been received 21st March 2017) for the use hereby shall only be for the benefit of Hopes and Dreams Limited t/a The Buzz and in accordance with the details set out in the information from the applicant dated as having been received 21st March 2017, 22nd March 2017, and 27th April 2017. Reason: The development hereby approved is only acceptable in this location because of the special circumstances of the applicant.
