Dear Sirs,
The Peel Town Commissioners considered the following planning applications at their Committee meeting and they do not object to the proposals contained within these applications subject to any conditions stipulated below:
a. 17/00922/B Replacement windows at Peel Post Office Flat, Douglas Street, Peel
b. 17/00935/B Construction of rear dormer at The Haven, Tynwald Road, Peel
c. 17/00944/B Replacement door at 59 Douglas Street, Peel
d. 17/00949/B Replacement roof and velux at 1 Douglas Street, Peel
e. 17/00964/B Erection of dwelling at 7 Ballacross Road, Slieau Whallian View, Peel
f. 17/00981/B Replacement conservatory at 14 Ramsey Road, Peel
g. 17/00984/B Variation of condition 3 for the property to become an independent residential property at Crag Lea Lodge, Belle Vue, Peel
h. 17/01004/B Demolition of workshop and replacement with a new dwelling at 40 Douglas Road, Peel
i. 17/01012/B Conversion of flat into business use at 2 Bridge Street, Peel
j. 17/01027/B Construction of rear extension at 34 Belle Vue Park, Peel
k. 17/01045 Application for certificate of lawful use at 10 Stanley Mount, Peel
The Peel Town Commissioners objected to the following applications for the reasons cited below:
a. 17/00937/B Construction of extension at 25 Ballatessan, Peel is opposed because the proposed development is out of keeping with the other buildings in this area and will result in the building being close to the property boundary with a requirement to locate a parking space adjacent to the gable end of the neighbouring building.
b. 17/00972/B Conversion of garage at 16 Stanley Road, Peel is opposed because alternative parking provision to support this application on the opposite side of Gib Lane may not be owned by the applicant.
The Peel Town Commissioners would like to seek a deferment of application 17/00992/B Construction of 45 dwellings at Fields 314333, 314334, 314335 and 314336 and parts of the agricultural machinery yard off Oak Road, Peel. This deferment is required to allow the application to be considered at the October full meeting of the Board scheduled for 19 October 2017. The Commissioners require this deferment to consider the impact of this development on the need for the Commissioners to provide new street lighting on Poortown Road and new playpark facilities to serve this area of the town where the applicant has built in excess of 675 properties off Poortown Road between 2001 and 2016 (Source Isle of Man in Numbers 2017). In addition, the Commissioners will review their ongoing concerns in relation to the capacity of the sewerage treatment facilities and other supporting infrastructure provided by Isle of Man Government in Peel.
