General Policy 2
GP2 presumes in favour of extensions in built-up residential areas if they respect site/surroundings in siting, layout, scale, form, design and do not adversely affect neighbour amenity or locality character. The officer assessed the proposal against criteria (b), (c) and (g), finding the lean-to extension acceptable despite reduced boundary distance due to improved pitched roof design outweighing minor proximity impact, with no adverse effects on amenity, townscape or highway safety.

The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
