Residential Policy 1 of Laxey and Lonan Area Plan Order 2005
From Laxey and Lonan Area Plan 2005, permits alterations and extensions to existing property in residential areas if sympathetic to the character and appearance of the building and surroundings. The officer found the proposal sympathetic, as the extensions replace a detracting conservatory, are subordinate, and screened, preserving character.

Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Removal of conservatory
All aspects of the existing conservatory are required to be removed, prior to the commencement of any works to the extension hereby approved. Reason: In the interest of the visual appearance of the existing property.
