Although the site is in an unzoned agricultural area, the officer considered the principle acceptable as the proposal was for residential use within the curtilage of an existing dwelling.
General Policy 2
GP2 supports proposals in unzoned areas if they respect site surroundings in siting, scale, design; do not adversely affect landscape character, residential amenity, or locality; and provide satisfactory access, parking, and no unacceptable road safety impact. The officer assessed the extension against criteria (b), (c), (g), (h), and (i), finding compliance due to matching existing design, limited visibility, 6m boundary separation and 20m+ to neighbour, and existing parking provision.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Residential use only
The development hereby approved shall be used only in connection with the residential property known as, "West Hill Farm" and shall not be used for any commercial purposes. Reason: To safeguard the residential character and amenities of the area.
No Highways Interest
Approved Unanimously. Note that the use of the existing shed is 'private'. The extension should only have the same use attached. If property changes ownership, use should remain private and never commercial.
We have no objection to the above mentioned extension
Lezayre Parish Commissioners approved the extension to the existing shed unanimously but requested it remain for private use only, with a suggestion for future ownership. Highways Division has no highways interest.
