The main issue was the impact of the proposed flue on the character and appearance of the Conservation Area and the individual property.
Environment Policy 35
Requires development within Conservation Areas to preserve or enhance the character or appearance of the Area and protect special features from inappropriate development. The officer assessed the flue's rear roof position, noting it would not protrude above the ridge and would not be especially apparent from public view, thus preserving the character without harm.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Flue colour approval
The flue is required to be finished in a dark colour a sample of which must be approved by the Department prior to its use and this colour must be applied within 28 days of the installation of the flue. Reason: In the interest of the visual amenities of the property and the area.
