Officer’s Report
1.0 THE SITE 1.1 The site is the residential curtilage of 51 Sunningdale Drive an existing semi-detached two storey dwelling which sits on the north-eastern side of Sunningdale Drive. Set behind the rear elevation of the property is a detached pitched roofed single garage.
2.0 THE PROPOSAL 2.1 The application seeks approval for raising of the roof of the existing rear lean to extension from 2.2m to 2.5m and installation of double patio doors in the rear elevation.
3.0 PLANNING STATUS AND POLICY 3.1 The site lies within an area designated on the Onchan Local Plan as Predominantly Residential. The site is not within a Conservation Area.
3.2 As such, the proposal should be considered in respect of the following Strategic Plan policy and guidance:
3.3 General Policy 2 states: "Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development: (b) respects the site and surroundings in terms of the siting, layout, scale, form, design and landscaping of buildings and the spaces around them; (c) does not affect adversely the character of the surrounding landscape or townscape; (g) does not affect adversely the amenity of local residents or the character of the locality;
3.0 PLANNING HISTORY 3.1 There are no previous planning applications associated with this property.
4.0 REPRESENTATIONS 5.1 Department of Infrastructure Highway Services - no highways interest. 09.05.2017.
5.2 Onchan Commissioners indicates that they do not object to the application. 11.05.2017.
5.0 ASSESSMENT 6.1 The main issue is considered to be the impact of the proposal on the host dwelling.
6.2 The impact of these alterations are considered to be relatively minor in terms of impact on the host dwelling. Given the location of the proposal it is not considered to effect the neighbouring properties or the street scene.

6.3 As a result, it is concluded that the planning application accords with General Policy 2 (b), (c) and (g) of the Isle of Man Strategic Plan 2016.
7.0 RECOMMENDATION 7.1 The planning application is recommended for approval.
8.0 INTERESTED PARTY STATUS 8.1 By virtue of the Town and Country Planning (Development Procedure) (No 2) Order 2013, the following persons are automatically interested persons: o The applicant, or if there is one, the applicant's agent; o The owner and the occupier of any land that is the subject of the application or any other person in whose interest the land becomes vested; o Any Government Department that has made written submissions relating to planning considerations with respect to the application that the Department considers material , in this case, Department of Infrastructure Highway Services and o The local authority in whose district the land the subject of the application is situated.
