Dear Mr Kelly,
Manx Utilities are currently assessing the above planning application in respect of drainage implications and how this replacement dwelling may impact on the public drainage infrastructure.
From our records there appears to be a public foul sewer and a manhole located underneath the existing workshop, whilst this is a historic situation Manx Utilities will need to consider whether this public sewer needs to be diverted prior to any building commencing.
Prior to any formal comments being submitted to the planning committee, it is proposed to have the sewer CCTV surveyed to establish the exact line, structural condition and also locate the manhole which is marked as buried on our records. Once we have this information we will decide whether the sewer must be diverted or other measures put in place to protect the drainage infrastructure, at this stage I feel it may be best to meet on site to discuss the matter further.

Kind Regards
Ian
