GP3 permits development in line with land use zoning if it respects site/surroundings in siting/layout/scale/design, does not adversely affect townscape character, residential amenity, locality character, road safety/traffic, or community safety. The officer tested the takeaway and extraction against criteria b, c, g, h, i, m, n, finding it compliant as the village centre location is appropriate, extraction impacts ameliorated by highway, no highway issues, and hours controlled to protect amenity.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Operating hours
The take away may only operate between 1700hrs and 2200 hrs on Sunday to Thursday inclusive and 1700hrs and 2300hrs on Friday and Saturday evenings. Reason: to ensure that the development is undertaken in accordance with the application details.
