Time limit for commencement
The development hereby approved shall be begun either before the expiration of four years from the date of this approval or before the expiration of two years from the date of approval of the last of the reserved matters. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013.
Reserved matters approval
Application for approval of the reserved matters (specifically: Siting; Design; External Appearance; Internal Layout; Landscaping) shall be made to the Department before the expiration of two years from the date of this approval and thereafter the development shall only be carried out in accordance with the details as approved. Reason: To avoid the accumulation of unimplemented planning approvals.
Access construction and visibility
Prior to the construction of any of the dwellings hereby approved, the widened access shown on Drawing 3 (date-stamped as having been received 27th September 2017) shall be constructed and the visibility splays shall remain unobstructed at a height of 1.05m thereafter. Reason: In the interest of highway safety.
Parking and manoeuvring provision
Prior to the occupation of any of the dwellings hereby approved, any garages, car parking and / or manoeuvring areas as appropriate shall be provided and remain free from obstruction thereafter. Reason: To ensure that the Isle of Man Strategic Plan 2016 car parking standards are met in the interest of highway safety.
No objection subject to conditions on access construction/visibility splays and provision of parking/garages/manoeuvring areas
