12: Additional information for planning application, 9 and 10 Crosby Terrace.
The request is to remove the smaller, non functional chimney over both properties. The area would then be made good on both sides by the roofer who installed the new roof in early 2016 (to maintain the warranty).
Background:
9 and 10 Crosby Terrace, Ballaquayle Road have both had endless problems with a false chimney that straddles the two buildings and has caused water to come into come into both houses. The chimney is situated over a shared wall with staircases either side of it, ie there is no fireplace on any level below and the chimney stack appears to go only around 1 metre below the roof level.
I am resident in #10 as a full time carer for my 87 year old mum who owns the house - and I will be the contact for any correspondence.
We had the roof replaced at the beginning of 2016 which did not solve the problem which was primarily in #9. So then both houses had waterproofing work done on the chimney to try to resolve the issue. All that did was to channel the water over to our side and the roofer subsequently recommended that the best, and permanent solution, is to have the chimney removed.
The application is for the small chimney that sits between buildings, not the main/large stack. The chimneys on the houses on the terrace all differ. Some have the false chimney in the middle, others don't. Some are waterproofed, others are growing plants and they seem to differ in appearance and size. The main stacks are the only ones that are uniform in size.
The house is in a conservation area but a number of the houses on the terrace have had modifications done at street level (as opposed to four stories up) so that they are not uniform (gates missing, footpaths replaced, PVC windows etc).
The owners of both houses, 9 and 10 (which are located just across the road from the group of shops on Ballaquayle Rd), would like to apply to have the chimney removed - which would solve all our problems.
Mum is asthmatic and my major concern is mould if this issue is not resolved pretty quickly. In addition, she is also a pensioner so, as you can imagine, a new roof has already put a huge dent in her savings. She can't afford to attempt another costly repair of the chimney given that it may or may not work.
Thank you for your help
