In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of

Installation of uPVC windows to replace existing, Rencell Hill, Laxey. which was considered at a meeting held on the 19 February 1999, for the reasons set out on the attached schedule, numbered 1 to 2. Date of Issue: February 1999

Note 1: The decision contained in this notice does not become final until -
a) the time for requesting a review of the initial decision has expired; or b) any review of the initial decision has been completed; or c) the time for requesting an appeal in relation to any decision at review has expired; or d) any appeal has been completed.
Note 2: Rights of review against the decision are attached.
- The property lies within Laxey's Conservation Area and lies next to a public footpath. As such, the Department's policy requires installation of new windows which re-instate the original form of opening which would probably have been sliding sash. The proposed windows fall far short of requiring sliding sash; when closed they would lack the depth of traffic of sliding sashes and when open would appear quite different.
- Whilst the existing windows are not traditional, the opportunity could be taken by installing new windows to improve and enhance the appearance of the building. However, the proposed windows are of such a style as not to achieve this and would as such be unsympathetic to the property in which they would be installed.
NOTE. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan, Order 1982).

Reasons For Refusal
- The property less natural leaves a conservation area above and less near the capsule (Cohort). As such, the waste deproteinized is partly required. Insufficient new material will have little or no impact on the original work of operating which would probably have been sharing cash. The proposed widow will be short of re-packaging sharing. Cashs mentioned may would be the depth of profile of sharing cases and when open would appeal quite different.
- Must the existing widows are not traditional. The opportunity could be taken by installing new widows to improve and enhance the experience of the building. However, the proposed widows are of such a style as not to achieve this and would as such be unsympathetic to the property in which they would be installed.
