General Policy 2
GP2 permits development in Residential zoning that respects site/surroundings in siting/layout/scale/design, does not adversely affect townscape character, incorporates topography/landscape features like sod banks, provides safe highway access without impacting road safety, and maintains local amenities. The officer assessed the wall as matching neighbouring walling/fencing without visual intrusion, lower than existing bank/hedge to show more greenery (balancing sod bank loss), and visibility splays as adequate per Highway Services, thus complying with relevant criteria (b), (c), (f), (g), (h), (i).
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
The proposal will provide adequate visibility splays. Highway Services does not oppose this application.
