Conversion of dwelling to guest house including replacement of windows and doors
This application seeks retrospective planning approval for the conversion of a dwelling to form a guest house. The building was previously used as a nursing home before being used as a single dwelling house. There are three floors.
We did not realise that planning permission for the works was required and as such wish to apply for the works now.
We have carried out internal works to update the property and allow it to be used as a guest house. This has included the replacement of the existing windows and doors with new uPVC units. Other works include the creation of a smoking shelter and the rebuilding of the front boundary wall (these are the subject of a concurrent application).
The guest house will have 6 letting bedrooms served by a communal dining and living room on the ground floor. We will have our own living room on the ground floor and our own bedroom and bathroom along with a bedroom for our son on the second floor.
We have also installed signage above the front door and on the side elevation which displays the name of the guest house. We have submitted a separate application for advertisement consent for these works.
~~We also feel that with the work we have done on the exterior of the premises it has brought the dwelling up to a standard of many other properties on the street. We have had a very good reception from all our neighbours - about the works that have been done - and have received no negative come back. We feel the state of the dwelling was in such bad state that we have kept and enhanced the building to former glories.~~
