This dwelling houses a roost of Leisler's bats on occasion, during the maternity period (summer). Neighbours have noted bats exiting. A number of houses on this estate have such a roost. The IoM is noted, along with Ireland, for its population of this bat species.
Whilst this would not prevent such an extension, it does mean that if the bat roost is to be retained and bats are not to be damaged in the process (they and their roosts are protected) then careful planning is necessary. I therefore recommend that a method statement be agreed with the applicant, to include aspects such as future bat provision, the timing of works, roof membrane type in bat-accessible areas, and work procedures to prevent damage to bats. If the extension design were to match the current house then it would presumably allow bat access within the extension.
