Tel 01624 685950 Penketh - Millar 23 West Quay Ramsey Isle Of Man IM8 1DL TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Registered Building) Regulations 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by Mr David Higgins, Ref 16/00786/CON, for the Registered Building consent for the conversion of existing office accommodation into a dwelling (in association with 16/00785/GB) Registered Building Nos. 122 at Welch House Church Road Onchan Isle Of Man IM3 1BF subject to compliance with the following condition(s) and notes (if any) : 1. The works hereby granted registered building consent shall be begun before the expiration of four years from the date of this consent. Reason: To comply with paragraph 2(2)(a) of schedule 3 of the Town and Country Planning Act 1999 and to avoid the accumulation of unimplemented registered building consents. 2. No development shall commence until a full and comprehensive photographic survey of Welch House has been submitted to and agreed in writing by the Department. Reason: In order to retain a record of the site in the interests of local history. 3. No works shall take place until details of the following items, to include plans, elevations and sections at a scale of (1:10) or (1:20) or as agreed following consultation with the Department have been submitted to and approved in writing by, the Department: a) New Door to the rear; b) Windows to the rear; The works shall not be carried out unless in accordance with the approved details. Reason: To ensure the satisfactory preservation of this registered building. 4. No development shall commence until a sample panel of the proposed stonework (to demonstrate lime mortar pointing, stone type and coursing) to be used has been erected on site and approved in writing by the Department. The approved sample panel shall be kept on site for reference until the development is completed. The development shall not be carried out unless in accordance with the approved details.

Tel 01624 685950 Guidance Note This decision was made by a Senior Planning Officer in accordance with the authority delegated to them in the name of the Minister and/or in the name and on behalf of the Department. This permission refers only to that required under the The Town and Country Planning (Registered Building) Regulations 2013. Any appeal against this decision must be in accordance with the criteria set down in that instrument. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2015 (currently £170); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation. An appeal form and guidance notes are available from either Planning & Building Control, Tel 685950, or to download from the Department’s website https://www.gov.im/categories/planning-and-building-control/planning- applications/planning-appeals/how-to-appeal/ The proposed development must not be commenced until either; · The time for requesting an appeal has expired; or · Any appeal has been determined; Whichever is the later. If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
