Environment Policy 35
Requires development in Conservation Areas to preserve or enhance character and protect special features. The officer assessed the window replacements for impact on the Selborne Drive Conservation Area and building appearance, finding them acceptable due to matching openings and enhancement of facade unity despite uPVC material.
Planning Circular 1/98, The Alteration and Replacement of Windows
States original windows should be repaired if possible, or replacements must match originals in opening method, materials, and detailed design unless exceptional circumstances. uPVC was not strictly compliant but accepted as a suitable alternative seen in the street scene, with design matching openings and sections.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
Prior to work commencing, further details of the proposed windows at a scale of 1:20 that shows narrow profile glazing bars, shall be submitted to and be approved by the Planning Authority. Reason: Only the narrow profile uPVC sash windows would be appropriate for this building given the size of the windows.
