The officer considered the main issues to be the impacts upon the character and appearance of the dwelling and amenities of local residents.
General Policy 2
General Policy 2 permits development in accordance with land-use zoning if it respects the site and surroundings in terms of siting, layout, scale, form, design; does not adversely affect character, amenity of residents, or locality; and provides satisfactory amenity standards. The officer assessed the small rear window as appropriate with little or no visual impact due to size and position, and no amenity impact due to obscure glazing, finding full compliance.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Obscure glazing
Obscure glazing (Pilkington level 5 or equivalent) shall be installed in the proposed first floor bathroom window and shall be maintained as such thereafter. Reason: The application has proposed obscure glazing to the bathroom window and the application has been considered on this basis.
