The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. 2. Notwithstanding the details provided in the submitted drawings, further details of the precise road alignment and surface materials shall be submitted to and approved in writing by the Planning Authority. The work shall be carried out in accordance with the approved details. Reason: In the interests of amenity and impact on the conservation area. 3. Notwithstanding the details provided in the submitted drawings, further details of the means of lighting shall be submitted to and approved in writing by the Planning Authority. The lighting scheme shall be implemented in accordance with the approved details. Reason: In the interests of visual amenity and to prevent light pollution, including detrimental effect on migratory movements of salmon and sea trout. The approval relates to the following drawings:1710 11 P-01; 1710 11 P-02; P163516010112-01. NOTE The applicant is encouraged to discuss the details of the ornamentation and railings with the Commissioners and Regeneration Committee with a view to potentially finding a solution which is acceptable to a greater number of local residents. This permission refers only to that required under the The Town and Country Planning (Development Procedure)(No 2) Order 2013. Any appeal against this decision must be in accordance with the criteria set down in that instrument. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2015 (currently £165); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
