Tel 01624 685950 Cornerstone Architects 79 Parliament Street Ramsey Isle Of Man IM8 1AQ TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to APPROVE an application by Mr Roy Tilleard, Ref 16/00888/B, for the Erection of a double garage and creation of a new vehicular access with associated landscaping at Arbory House Glen Road Colby Isle Of Man IM9 4HW subject to compliance with the following condition(s) and notes (if any) : 1. The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. 2. Prior to the commencement of works, a landscaping scheme which identifies the species, position and size of trees and shrubs to be replanted to mitigate those lost in the development, must be approved by the Department and implemented in the first planting season following the completion of the garage and driveway as hereby approved. Such a scheme must introduce more than just the single tree proposed in the application and must attempt to replicate the level of coverage to be lost, taking into account the proposed development. If within five years of planting, this vegetation dies or is removed, it must be replaced in accordance with the approved landscaping scheme. Reason: to maintain the visual amenities of the area. 3. Prior to any construction, the access shown on drawing no 2740-16 01 dated 27/06/2016 shall be constructed and the visibility splays shall remain unobstructed at a height of 1.05m thereafter. Reason: In the interest of highway safety. 4. Prior to the use by vehicles of the garage, access or driveway hereby approved, the new carriageway markings shown in drawing 2740-16 01 must be installed. Reason: In the interests of highway safety.

Tel 01624 685950 Guidance Note This decision was made by the Planning Committee in accordance with the authority delegated to it in the name of the Minister and/or in the name and on behalf of the Department. This permission refers only to that required under the The Town and Country Planning (Development Procedure)(No 2) Order 2013. Any appeal against this decision must be in accordance with the criteria set down in that instrument. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2015 (currently £170); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation. If no appeal is lodged within 21 days of the date of issue overleaf, and this decision becomes final, the Department’s public reference copy (counter copy) of the planning application may be collected by the applicant or their agent from Murray House.
