Presumes in favour of development in Residential zoning on Area Plan for the South if it respects site/surroundings in siting/layout/scale/design, does not adversely affect townscape/amenity/road safety/traffic/highway access/parking. Officer assessed proposal compliant: terrace form acceptable despite height concerns (mitigated relatively to neighbours/prior approval), lane access feasible post-upgrades, privacy screened, parking provided.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Car parking provision
Prior to the occupation of any dwelling the car parking shall be provided and remain available for use by residents of the development hereby approved and free from obstruction thereafter. Reason: To ensure that the strategic plan car parking standards are met in the interest of highway safety.
Balcony privacy screen
Prior to the occupation of the unit immediately alongside 2, Maine Road, details of a screen to be erected on the western side of the rear balcony must be approved by the Department and erected and retained in accordance with these details prior to occupation.
