External Positioning of Multi-Fuel Burner Flue (16/00169/B)

The Commissioners considered the above Planning Application at their meeting on Wednesday last. It was resolved to OBJECT on the following grounds:
- The Applicant has approval under 16/00169 for a flue in the sun-room extension. It is not apparent whether the instant application is for a relocation of that flue or whether this is an additional facility. There is therefore a lack of clarity: the approved flue on the sun-room appears to be indicated on the proposed elevations plan but, as it is below the level of the eaves, it cannot be seen from the elevations provided and the description fails to make clear why the earlier Approval is mentioned at all.
- Many dwellings in the estate and elsewhere which were built without chimneystacks are appearing with metal flues. Though some may have been installed without planning permission, these universally leave the building through the roof or are otherwise not seen from the street. In principle, the Commissioners do not object to flues through the roof so, long as they are high enough and would not create a nuisance to neighbours. However, the flue proposed in the instant Application is both industrial in appearance and clearly visible from the street.
- It is noted that work on this has commenced already. If the Applicant has not been so instructed, he must be instructed that no further work be done pending proper consideration of the instant matter.
In view of the above, the Commissioners trust that the Planning Committee will refuse the Application. Please contact the undersigned if you require further information
