Requires developments in line with zoning to respect site/surroundings in siting/layout/scale/design/landscaping, avoid adverse impacts on landscape/townscape/amenity/road safety/parking/access, and address contamination/flooding risks. Officer assessed proposal as compliant: brownfield industrial redevelopment fits zoning; layout/parking typical of estate; neighbour amenity protected by distance/siting; contamination condition imposed; no highway/ecology objections.
