General Policy 2
GP2 permits development in accordance with zoning if it respects site/surroundings in siting, scale, design, landscaping; does not harm landscape/townscape character, wildlife, amenities, highways, or adjacent land use. The officer assessed the landscaping works as compliant, noting improvements to appearance, no new fencing, and enhancements to safety/user appeal without adverse impacts.

EP35 permits only development preserving or enhancing Conservation Area character, protecting special features. The replacement fencing, infilling, footpath, and hardstanding were found to improve the site's appearance internally and externally, enhancing its tourist appeal despite limited visibility to non-visitors.

The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
