General Policy 2
Requires development to respect site/surroundings in siting, scale, design; not adversely affect character, amenity, road safety, or community safety. Officer assessed proposal against criteria (b),(c),(f),(g),(h),(i),(m), finding acceptable impact on amenity and highways subject to conditions, despite non-compliance with residential zoning, due to temporary storage nature and estate works context.
Environment Policy 22
Prohibits development causing unacceptable harm via pollution, emissions, noise, vibration etc. Assessed as compliant as storage of inert materials poses no leachate, odour or significant airborne pollutant risks; noise controlled by hours condition.

Other than a single storage container nothing, either individually or collectively, in excess of 2.4m in height may be placed on the site. Reason: in the interest of protecting public amenity.
No manufacturing
