Good afternoon,
Further to our telephone conversation, I am writing to you in connection with the planning application for the Coal Shed in Port Erin.
I rent the next door shed on the seaward side and have been in there for almost three years now. I use the shed to store rescue boats and as a workshop for 7th Wave sailing school.
The sailing school's peak operation times are from April through to September where we take rescue boats to and from the shed requiring access to the shed and the access road to be free from hazards, parked cars or excess traffic. We use the access at least ten times a day (and often more) at peak season. It is imperative that we have 24 hour emergency access to the shed and sufficient room to turn a tractor and trailer to get boats in and out of the shed. If there is an emergency on the water we need to be able to respond instantly and without being hindered. At present we are able to do this.
Document 1600527C Office Report relating to change of use of the building 1.1 states "The building to the west of the application part of the building had a sign in the window indicating its use as a water activities centre but with little obvious evidence of current use."
This simply is not correct and we are in fact busy there every day, we keep the doors shut for security while there is nobody at the shed.
I am really concerned that the application to put a seating area on the roofs of the Fisherman's Sheds will cause problems with access and parking and what is already a single track road. The application states that ample parking is available on the harbour, however on a busy summer day every possible parking place around the beach and harbour is occupied. People will always try to park a close a possible to their destination and if they can park outside, they will do. There are no double yellow lines to prevent parking outside the Coal Sheds. Already today there is a car parked right in front on my shed doors. I will email photo separately.
The terms in my lease from the same landlord, under the tenants covenants, state: 5.8 Not to cause the Adjacent Property or any other land road or pavements abutting the Premises to be obstructed or in a dirty condition.
Today there is a car across my shed doors, a van, skip and trailer parked on the access road.
Next door to the east is the Port Erin Coastguard Station, again access for them is essential too.
I am concerned that the proposed seating area sets a precedent for others to apply for similar. For example I rent a "Single Storey Storage Unit" from the Government. If the proposal goes through then there is a precedent for me to apply for change of use on my shed, switch to a retail unit and to build an extended seating area on adjacent land (shed roof), land which does not even form part of my lease. There is another shed there currently used by the Ports Division, again, the precedent could mean another business moves into that shed and extends into the/[email protected]
surrounding area. Suddenly we have a retail area that is out of town, and we lose the workshops which are essential to harbour related businesses.
I have a few questions about the proposal for roof mounted wind turbines.
The Coal Sheds are Government owned and leased through the Properties Division, can such alterations be made to a Government owned building?
Will the wind turbines generate excessive or high pitched noises?
Will this set a precedent for Ballaman to push through their wind turbine application?
I would like to place an objection to this application, could you tell me what areas are reasonable grounds to object and how I go about making the objection.
