RE: Planning Application For Change of Use (the "Application") for Part of the Former Old Coal Shed, Breakwater, Port Erin (the "Site")
Please find below our Application for the above mentioned Site. Please find enclosed the following:

We are proposing to lease the Site and use the premise for the manufacture, storage and retail of wine products. The manufacture, storage and retail of the wine products would include:
We want to produce, distribute and sell made-wine and sparkling made-wine using (where possible) Manx produce to create bottled and kegged wine and sparkling-wine for the domestic and export market.
Please see the attached site location plan.
Please see attached are a rough sketch of floor plans which describe the probably layout of the area. We are in the process of sourcing equipment so we will not be able to definitely define areas until the equipment is in the premises.
Until recently, the Site has been utilized as a wood workshop and toy shop. The site is on a single level.
We are not aware of any previous planning history with regard to the Site.

We are unaware of constraints to development 10. Technical studies (if available), e.g. ecological or traffic impact assessments.
We do not have any technical studies. Access: There is a road that runs in front the entrance to the Site. There is also a steps that lead from parking on the Promenade to the Site.
Parking: There is no dedicated parking to the Site. However, there is ample underutilized parking along the promenade. We have measured that along the promenade from the Life Boat Station to the boat park area there are 25 parallel parking spaces.
Noise: There will be very low levels of vibration noise during time of manufacturing and bottling. Also there will be engine noise for loading and unloading of product, bottles and kegs. The noise will be consistent with general industrial workshop noise and would not be continuous.
Noxious Effluvia: There will be no noxious effluvia. However, there will be limited odours which will be related to processing of produce, however, it will be minimal (if any) and the Site will include proper ventilation.
Discharged Effluent: There will be no dangerous or pollutive effluent discharged through the pipes or sewer systems. All of the ingredients and products used will be biodegradable and are not corrosive or dangerous.
These issues listed above would not amount to any more than the noise, dust, odour that would be produced from a wood workshop which uses chemicals to treat, adhere and seal wood products. Our production would be based in natural materials with the intent for public consumption.
