General Policy 2
Requires development in accordance with land use zoning that respects the site and surroundings in terms of siting, layout, scale, form, design, and landscaping (b); does not adversely affect the character of the surrounding landscape or townscape (c); and does not adversely affect the amenity of local residents or the character of the locality (g). The officer assessed the amended proposal against these criteria, finding the minor size increase acceptable as it did not significantly change the previously approved scheme's impact.
Policy O/RES/P/21 of the Onchan Local Plan (Planning Circular 1/2000)
Onchan Local Plan policy states extensions and alterations will generally not be opposed where appropriate in terms of scale, massing, design, appearance, and impact on adjacent property. The officer found the proposal appropriate, echoing GP2, with the design complementary and no undue amenity harm.
