Re: PA/16/00751/B — Variation of condition two of PA 14/00295/A Approval in principle for residential development of the site and means of access to extend the period of permission, Fields 333135, 33500, 334998 And 334999 Land Opposite Springfield Terrace Foxdale Isle Of Man
Manx Utilities Authority has assessed the above planning application and would like to advise you that the Authority has no objection to the application subject to the following condition/s:
Flood Risk Management consent will be required for the proposed works on the watercourse across the site. The following information must be supplied with the completed application form:
a) Line and gradient of proposed watercourse diversion.
b) Detail of proposed watercourse, with details of how it will be constructed and what materials are to be used.
c) Method statement of the watercourse diversion.
d) Details of culverts with calculations designed to cirla 689.
e) Drawings to be provided of the inlet and outlet design
The proposed drainage infrastructure for the development must be designed and constructed in strict compliance with Manx Sewers for Adoption and the requirements of Manx Utilities.
No adoption of the drainage infrastructure will be considered by Manx Utilities until such time as over 50% of the proposed dwellings have been completed and occupied on the development.
Should you be successful in the above mentioned planning application, please be advised that for connections that comprise of more than a single connection to a water main or service, or where new water mains and hydrants will be required, the applicant should contact Manx Utilities Authority Customer Services on 695949.
